The biggest shift in Midland right now is more homes to choose from. The Real Estate Data Aggregator counted 161 homes for sale across Midland in the three months ending August 31, 2026. That is up 33.1% from the same months of 2025. More supply means buyers have a little more room. Sellers need to price carefully to stand out.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Midland's inventory jump fits that same pattern. More choices tend to soften asking prices a little.

Demand is still moving

More supply does not mean buyers have walked away. The Real Estate Data Aggregator counted 275 pending sales across Midland in the three months ending August 31, 2026. That is up 23.3% from a year before. Well-priced homes are still finding buyers.

Rates are adding pressure for buyers

Mortgage rates are not helping buyers right now. Realtor.com reported that rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That makes monthly payments bigger and budgets tighter.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Midland's own price moves vary a lot by ZIP code, as the numbers above show.

In short
  1. Midland has more listings and more new homes coming to market than a year ago.
  2. Buyers have a little more room than they did.
  3. But 275 pending sales show that demand is real.
  4. Price a home well and it can still move fast.
  5. Price it wrong and it will sit longer than it used to.

These are ZIP code numbers. One street can read very differently from the whole ZIP. If your home is on a block that has been moving faster or slower, the ZIP average will not tell you that. Text me your address and I can give you a closer look.
